Brookland Townhomes is a 29-unit, single-family attached development on the grounds of the existing Holy Redeemer College property in NE, Washington DC. The property is near Catholic University and the Brookland Metro station. The college’s existing campus contains open areas where a townhome development could fit into the urban fabric.

Once completed, the development will feature three affordable dwelling units. To align with recent developments in the neighborhoods around Catholic University, VIKA Capitol designed a number of initial layouts with varying numbers of units and open space, while maintaining the integrity of the main building on campus.

This development required a comprehensive review of the preliminary stormwater management requirements and the Green Area Ratio (GAR) requirements that are compulsory for approval in the District. We introduced bio-retention facilities and native area plantings, meeting project requirements, while also creating a memorable site.

VIKA Capitol provided civil engineering and surveying services for this development, including:

  • Ongoing meetings and communication with the client, the community, and District officials
  • Application to the Board of Zoning Appeals (BZA)
  • Detailed inventory of the existing vegetation on site
  • Planting design
