VIKA Capitol’s Survey Department’s leadership has over 35 years of experience in the preparation of ALTA/NSPS Land Title Surveys for financing or acquisition purposes.  We have an extensive library of surveys performed in the District of Columbia and the surrounding counties in Maryland and Virginia.

We’re extremely knowledgeable concerning the required coordination needed on your behalf, and implementation of any selected Table A items in accordance with the latest ALTA/NSPS requirements effective on February 23, 2016.

We understand that the true purpose of an ALTA Survey is to not only perform an accurate field run survey that establishes the property line location and exception/easement locations in relation to the existing site improvements, but specifically to assist the Owner, and support the Title Company, in clarifying title issues for accurately issuing title insurance.

Frequently our ALTA surveys are ultimately used to coordinate with a Land Use Attorney and the Title Insurer to remove title exceptions that no longer encumber the subject property, and to understand Developer rights and/or constraints.

VIKA Capitol has the unique capability to assist you in anticipating design constraints associated with future entitlements or by-right developments and, in addition, prepare a due diligence reports including title results and recommendations.

TIMING IS EVERYTHING 

VIKA Capitol always anticipates that you’re operating under significant time constraints.

While the final field survey is underway, or in advance of completing an ALTA/NSPS survey,

we can provide an advanced Title Exhibit based on enhanced GIS/jurisdictional record information that depicts locatable title exceptions, as a separate deliverable, so that your Attorney and the Title Company can begin to move  forward with their initial review.

Occasionally, we’re able to determine approximate location of old overhead utility lines and often find that we can satisfy the Title Insurer, and those exceptions may be deleted or further clarified.
